A full house rewire in 2026 typically costs £2,500–£6,000, depending on size and access. As a rough guide: a 1–2 bedroom flat runs £2,300–£3,500; a 3-bedroom house £3,500–£5,000; and a 4-bedroom or larger property £5,000–£7,000+. A partial rewire costs less.
What affects the price
Property size and the number of sockets and circuits matter most, then access (a furnished, occupied home is slower than an empty one), and whether you’re also upgrading the consumer unit (fuse board) or adding new circuits for an EV charger or electric shower.
Signs your home needs rewiring
Old rubber, fabric or lead-sheathed cabling, a fuse board with rewireable fuses rather than breakers, frequent tripping, scorch marks or a burning smell, and too few sockets are all signs. Homes over 25–30 years old that have never been rewired are worth checking.
Always use a certified electrician
Electrical work is regulated. Use an electrician registered with a competent-person scheme such as NICEIC or NAPIT so the work is certified and notified to building control — vital for safety and when you sell.
